From opportunity

02 — Position

Built as a principal.
Now working for you.

THAT Group grew from a family office investing its own capital. Our experience wasn’t built advising from the sidelines. We bought. We funded. We developed. We opened. We operated. We have delivered branded hotels, restaurants, bars, workspace, leisure and mixed-use destinations, and we still own and operate many of them today. We think like an owner because we are one.

About THAT DM

Anyone can draw a hotel. Fewer people have signed for one.

04 — The journey

Five stages. We can take all of them, or the ones that matter.

  1. 01

    Opportunity

Is there a business here at all? We answer that before anyone spends money finding out.

  2. 02

    Strategy

Use, brand, operating model and the numbers that have to hold once it opens.

  3. 03

    Development

Design, cost and programme decided by how the building will earn, not how it draws.

  4. 04

    Opening

Recruitment, systems, standards and the unglamorous detail that makes week one work.

  5. 05

    Operation

Running it, or holding whoever does to the standard an owner would expect.

A period building of the kind suited to conversion to hotel or leisure use

05 — Landlords

Are you a landlord with an underused building?

A vacant floorplate, a tired office block, a site with consent that never moved. Hotel, hospitality and leisure use can be the answer, and often it is not. We will tell you which, early, before anyone has spent money finding out the hard way.

We know what it feels like to have capital at risk. It makes you challenge harder, think further ahead and care about what happens after opening.
