What we do

Five stages.
One continuous view.

Most clients do not need all five stages from us. Some come with a site and need help shaping the concept and running the development. Others already hold an asset and want operational or asset management support. We flex to where you are.

01

Opportunity

We get involved early.

Before a scheme has a shape, someone has to decide whether it should exist. We test the site, the market and the numbers with the scepticism of a buyer rather than the optimism of a seller.

  • Acquisition
  • Feasibility
  • Appraisal
  • Market
  • Concept

02

Strategy

We shape the commercial proposition.

Brand or independent. Operated or leased. Where the rooms sit against the market and what the food and beverage is actually for. These decisions set the ceiling on everything that follows.

  • Brand
  • Operator
  • Positioning
  • Rooms
  • F&B
  • Leisure
  • Business plan

03

Development

We lead the project for the owner.

We run the process on the owner's side of the table, holding design, cost and programme against the business plan rather than against the drawings.

  • Planning
  • Design
  • Funding
  • Procurement
  • Construction
  • Brand coordination

04

Opening

We bridge development and operations.

The handover between building and business is where value is most often lost. We plan it as a single continuous exercise, because we have had to live on the other side of it.

  • Pre-opening
  • FF&E
  • Operational readiness
  • Brand sign-off
  • Mobilisation

05

Operation

We can stay with the asset once the doors open.

Ownership does not end at opening. We manage operations, hold performance to the plan and make the capital decisions that keep an asset relevant.

  • Operational management
  • Asset performance
  • Capex
  • Repositioning
  • Growth

Development thinking. Operational thinking. In the same room.

Advisers are paid to deliver a building. Operators are handed the result. The gap between the two is where most hospitality assets quietly lose money, and it opens in meetings where nobody present will carry the consequence.

We have held that risk with our own capital. It makes you challenge harder, think further ahead, move quickly when it matters and care about what happens after opening. Every recommendation we make is tested against the year-three operating account, not the practical completion certificate.

Not sure which stage you are at?

That is usually the right time to call. We will tell you plainly whether we can add anything.
