The decisions you only feel two years after opening

Development creates the constraints an operator lives inside. Most of them are set before anyone has stood on site.

The room mix is set early, usually to satisfy a planning argument or a floorplate. Two years later it either matches the demand pattern of the market or it does not, and there is nothing an operator can do about it.

The same is true for the size and position of the meeting space, whether the bar can trade without opening the whole ground floor, whether breakfast can be served without blocking the only lift, and whether housekeeping can move linen without crossing a guest corridor.

These are not design flourishes. They are the shape of the operating model, decided in a meeting where nobody in the room is going to run the building.

Our position is simple: put someone in that meeting who will carry the consequence. If they are not on the payroll, hire the perspective.
