01 — Overview
A full-service branded hotel on a constrained town-centre site, delivered by the same people who then had to run it. Every decision was taken by an owner who would carry the consequences of it.
Developed by us. Owned by us. Still operating today.
02 — The position
A town-centre site with the height, access and servicing constraints that come with an established seafront location, and a requirement to reach a brand standard without over-building cost into the asset.
The scheme was underwritten on trading assumptions we would be held to ourselves, not on a fee that ended at practical completion.
03 — What we did
Acquisition, planning, funding and construction were run as one process rather than three handovers. Brand negotiation ran alongside design so that the standard shaped the drawings instead of correcting them later.
Back-of-house, plant access and housekeeping routes were set at design stage, because the cost of getting them wrong lands on the operating account every day for thirty years.
04 — The outcome
Opened under the Hilton brand and retained within the group. The building is still owned and operated by the same organisation that developed it.
